PUBLIC HEARING
December 14, 2010
The Minutes of the Public Hearing held in the Council Chamber of the Municipal Hall, 11995
Haney Place, Maple Ridge, British Columbia on December 14, 2010 at 6:00 p.m.

Mayor Daykin called the meeting to order. The Manager of Legislative Services explained the
procedure and rules of order of the Public Hearing and advised that the bylaws will be
considered further at the next Council Meeting on December 14, 2010.
The Mayor then called upon the Manager of Development and Environmental Services to
present the following items on the agenda:
1a) RZ/021/10

Maple Ridge Official Community Plan Amending Bylaw No. 6768-2010
Legal: Lot 4, District Lot 407, Group 1, New Westminster District, Plan 25341
Location: 9990 240 Street
Purpose: To amend Schedule "B" of the Official Community Plan
From: Medium Density Residential and Conservation
To : Medium Density Residential and Conservation
To amend Schedule "C" of the Official Community Plan to remove from
Conservation.

The Manager of Legislative Services advised that correspondence expressing concern with
the application was received from Wilfred and Aline McIntyre
The Manager of Development and Environmental Services gave a power point presentation
providing the following information:

• Terms and Conditions
Wilfred Mel ntyre
Mr. McIntyre is opposed to the development. He expressed concern that the development
of an additional 16 townhouses will further impact the existing traffic problems in the area,
including the number of vehicles parked along the neighbourhood streets. He cited growing
congestion, particularly when Albion School is in session, as a concern and a safety issue
and felt that there are there are not enough playgrounds in the area to deal with the
increased development. Mr. McIntyre also expressed concern that the value of the existing
homes will be negatively affected by the development of townhouses.
Leonard Dawe
Mr. Dawe spoke in opposition to the application. He expressed concern over the impact of
further development on traffic safety in the area citing the traffic and congestion around the
neighbourhood school as an existing issue. Mr. Dawe also expressed concern that the
proposed development will double the existing population in the block and that there is no

infrastructure such as sidewalks and crosswalks in place to deal with the increase. He
asked that it be mandated that residents from the proposed subdivision not park on
neighbourhood streets as it will affect the safety of the area.
There being no further comment, the Mayor declared this item dealt with.
Having given all those persons whose interests were deemed affected by the matters
contained herein a chance to be heard, the Mayor terminated the Public Hearing at
6:25 p.m.
