PUBLIC HEARING
September 20, 2011
The Minutes of the Public Hearing held in the Council Chamber of the Municipal Hall, 11995
Haney Place, Maple Ridge, British Columbia on September 20, 2011 at 7:00 p.m.

Mayor Daykin called the meeting to order. The Manager of Legislative Services explained the
procedure and rules of order of the Public Hearing and advised that the bylaws will be
considered further at the next Council Meeting on October 11, 2011.
The Mayor then called upon the Planner II to present the following items on the agenda:

The Manager of Legislative Services advised that no correspondence was received on this
item.
The Planner II gave a PowerPoint presentation providing the following information:

There being no comment, the Mayor declared this item dealt with.

To permit the future subdivision of 13 single family parcels not less than 0.40
hectares each.
The Manager of Legislative Services advised that correspondence was received with
comments from Jeff and Dorothy Zacharias and correspondence opposing the application
was received from Dave Rush.
The Planner II gave a PowerPoint presentation providing the following information:

Gladys Hewson
Ms. Hewson expressed concern that subdivision of their property will not be possible and
queried why notification was only received for the 3rd reading of the bylaw. Ms. Hewson
sought clarification of the proposed subdivision and was concerned that access would be
unavailable at the back of their property.
The Director of Planning advised that the District is required by legislation to notify
individuals of the Public Hearing. She suggested that the questions related to her property
could be dealt with after the hearing or that a meeting could be arranged with Planning staff.

Dorothy Zacharias
Ms. Zacharias advised that their property is located where 124th Avenue may be extended.
She advised that the proposed area is much larger than they were originally told and
provided details about information she received regarding the slant of the road and land
designated as park in exchange for their property.
The Director of Planning advised that those issues would be dealt with by the Planning staff
further along in the process.
There being no further comment, the Mayor declared this item dealt with.
3) 2011-057-RZ
MAPLE RIDGE ZONE AMENDING BYLAW NO. 6831-2011

To permit the future construction of a four-storey apartment building with 75
units.
The Manager of Legislative Services advised that correspondence expressing concern with
the application was received from H. Reeves, Betty MacKenzie, Robert Mercer and Lloyd
Bostwick.
The Planner II gave a PowerPoint presentation providing the following information:

Lorraine Harris
Ms. Harris expressed concerns that at present individuals jump the fence as a shortcut and
that the completed walkway could take years. She also expressed concerns regarding the
concrete wall at the end of their property having to be constructed higher. Ms. Harris sought
clarification regarding the hours construction crews could work.
The Director of Planning advised that the bylaw allows construction between the hours of 7
a.m. and 9 p.m. 6 days a week. She also advised that any comments would be registered
with the developer and encouraged her to keep an eye on the project.
There being no further comment, the Mayor declared this item dealt with.
Having given all those persons whose interests were deemed affected by the matters
contained herein a chance to be heard, the Mayor terminated the Public Hearing at
7:32 p.m.
