Note: Due to the COVID-1-9 pandemic, Councillor Dueck, Councillor Meadus, Councillor
Robson, Councillor Svendsen, and Councillor Yousef participated electronically. The
Mayor chaired the meeting from Council Chambers.
Mayor Morden called the meeting to order. The Corporate Officer explained the procedure and
rules of order of the Public Hearing and advised that the bylaws will be considered further at
the next Council Meeting on November 23,2O2I.
The Mayor then called upon Planning Department staff to present the following items on the
agenda:
1a) 2OL6-238-RZ, 242L2112 Avenue
Lot 45 Section 1-0 Township 1-2 New Westminster District PIan 43601-
Maple Ridge Official Community Amending Bylaw No. 7265-2OL6
To redesignate the subject property from lnstitutional, Low Density Residential,
Low/Medium Density Residential and Conservation, to Park, Low/Medium Density
Residential and Conservation, and add to Conservation and remove from Conservation.

Maple Ridge Zone Amending Bylaw No. 7266-2OL6
To rezone from RS-3 (Single Detached Rural Residential) to RS-1-b (Single Detached
[Medium Density] Residential.
The current application is to permit the future subdivision of approximately 1-0 single-
family lots.
The Manager of Development & Environmental Services gave a detailed description
providing information on the application.
The Corporate Officer advised that 35 notices were mailed out irr relation to this
application and that no correspondence was received on this item.
The Mayor called for speakers on first call
Anne Wallace
Ms. Wallace advised that the proposed development backs onto her property. She
asked whether there will be fencing along her property line and if the back yards will be
facing into her yard.
The Director of Planning advised on fencing and on the dedicated park area
Ms. Wallace questioned the placement of the property line along 1-l-2 Avenue,
commenting that it appeared to jut out onto the boulevard.
The Manager of Development & Environmental provided clarification on the lot line in
relation Io 1-\2 Avenue.
Ms. Wallace asked whether the designated park area is for public use or only for
residents of the proposed development. She also asked about a line on a bylaw map
drawn between a conservation area and a park area.
The Manager of Development & Environmental provided clarification on park use and
advised on the line shown on the bylaw map.
The Mayor called for speakers on second and third call.
There being no further comment, the Mayor declared this item dealt with.

The Manager of Development & Environmental Services gave a detailed description
providing information on the application.

The current application is to permit the future construction of a six-storey building with
ground-level commercial space and approximately 67 apartment units.

The Director of Planning gave a detailed description providing information on the
application.
The Corporate Officer advised that 230 notices were mailed out in relation to this
application and that no correspondence was received on this item.
The Mayor called for speakers on first, second and third calls.
There being no further comment, the Mayor declared this item dealt with.
Having given all those persons whose interests were deemed affected by the matters
contained herein a chance to be heard, the Mayor adjourned the Public Hearing aT7:25 p.m.
