HomeMy WebLinkAboutMobile Home Check Sheet City of Maple Ridge 11995 Haney Place, Maple Ridge, BC V2X 6A9 Tel: 604-467-7311 Fax: 604-467-7461 permits@mapleridge.ca www.mapleridge.ca Updated Sept 14 MOBILE HOME CHECK SHEET This check sheet is intended to assist you when applying for a permit for a mobile home or inquiring about regulations for a principal use and a temporary residential use (TRU) in a mobile home. General requirements:  Check with the Planning Department first for your zoning setback information (how far from property lines, whether or not you have a watercourse as to whether the siting will be allowed, if your property is in the ALR ) The Planning Department can be reached at 604 467-7341.  Properties in the ALR are permitted to have double-wide mobile homes not greater than 9 meters in width. All other properties are restricted to single wide.  ALL mobile homes must be equipped with a sprinkler system in compliance with NFPA-13D, be built after January 1, 1992, be CSA-Z240 MH series approved, CSA-Z240.0.1 92 structural requirements, CSA-Z240.10.1-94 site preparation, foundation and anchorage. Mobile home TRU requirements:  Must have minimum 0.4 hectares for mobile home to be used for a TRU.  Completed Single Family Dwelling building permit application form (available at the Building Department front counter or our website at www.mapleridge.ca)  Schedule B for each Professional Engineer working for you, plus copies of their liability insurance (e.g., Structural, Fire Suppression and where applicable Geo-technical Engineer).  2 complete sets of plans, including floor plan, type of skirting, cross section, elevation drawings for access points to the mobile home (eg: free standing stairs and landing which must be supported independent from the mobile home; additions and decks are not permitted on mobile homes used for TRU), a plan sealed by a structural Engineer showing details of anchorage and cribbing locations and including surface treatment (ie: concrete or asphalt pad or gravel).  2 site plans (in metric) must be sited in compliance with section 402(9)(e) of the Maple Ridge Zoning Bylaw for TRU's. The plan must show the dimensions of the building, lot dimensions and the distance the new building will be from all property lines, from the house and from any other existing buildings on the property such as sheds, garages, barns, watercourses, etc. If a geo-tech is required, they must seal the site plan.  Completed Mobile Home Certification form (CSA approval), available at the Building Department front counter or our website at www.mapleridge.ca  If the property is on septic, you must submit a sewerage system letter of certification filed at the Health Unit by a Wastewater Management Engineer PLEASE TURN PAGE OVER  City of Maple Ridge 11995 Haney Place, Maple Ridge, BC V2X 6A9 Tel: 604-467-7311 Fax: 604-467-7461 permits@mapleridge.ca www.mapleridge.ca Updated Sept 14 MOBILE HOME CHECK SHEET CON’T  If the property is on a well, you must supply a quantity and potability report by a qualified professional. Quantity report must be submitted with the application, we will accept a $2,000.00 deposit in lieu of potability and upon receipt of potability the deposit will be refunded. If applicable, separate electrical, plumbing and gas permits must be obtained prior to doing the work and only after the building permit has been issued. Mobile home principal use requirements:  In addition to the mobile home TRU requirements, permanent foundation requirements are: o A plan showing the type of foundation, size and dimensions, dimensions of footings and walls, o Plans sealed by Structural Engineer.  Drawings must include the construction details of any proposed additions (i.e. stairs, sundecks, etc.) Please note: any additions to the mobile home must be supported independently of the mobile home as any alterations to the wall sheathing, siding or any other membranes within the wall or roof sections of a mobile home would void the CSA certification.  Applicable zoning check sheet (available at the Building Department front counter or our website at www.mapleridge.ca) For additional information please speak with staff at the Building Department counter or call the Building Department at 604-467-7311.
