The property must be not less than 0.4 hectares in area (1 acre) per Maple Ridge Zoning Bylaw, as amended, 2. A permit for a new single family dwelling must be issued prior to or at the same time as this agreement, 3. A provisional occupancy permit must be issued on the new single family dwelling prior to (a) or (b) below, commencing, 4. To obtain an occupancy permit (a) or (b) below, must be completed to the City’s satisfaction. THIS AGREEMENT DATED the day of 20 BETWEEN: THE CITY OF MAPLE RIDGE _______ AND (registered owner) ________ (property address) ________ (legal description) ________ (1) The owner is constructing a new single family dwelling on the above mentioned property, during which time the owner will be residing in the existing dwelling. The owner shall, within 365 days of issuance of a building permit for the single family dwelling on said lands: (a) Demolish the existing one-family residence on the said lands (Demolition Permit Application), or (b) Render the structure "non-inhabitable" as defined in the City of Maple Ridge Building Bylaw. A permit with drawings is required to convert the building to an accessory structure (Accessory Building Application Guide). Note: This conversion can only occur if the building conforms to the City of Maple Ridge Zoning Bylaw for Accessory structures under the applicable zone. Further, the structure will be required to be upgraded to the requirements of the current BC Building Code. If permission is granted to extend the time period to longer than 365 days, an additional fee will be required to renew this agreement. The owner shall place a $10,000.00 (Ten Thousand Dollar) deposit in the form of cash, term deposit or letter of credit, as security to ensure compliance with either (a) or (b) of the above requirements.
